Our Services
Residential Architecture: From new home designs to renovations and extensions, we have the expertise to turn your dream home into a reality, we work to enable our clients dream aspirations come true, through a mix of contemporary and traditional styles, all carried out in a faithful manner.
Passive House Designers and Consultants: Providing detailed, evidence based environmental solutions to your project, home or place of work. Our Passive House certification provides a mechanism to reduce long term energy use through careful design. Energy use is calculated and measured long before construction is started, allowing you to appreciate your running / operating costs well before completion.
Commercial Design: We provide numerous services in office design planning and development including new build and refurbishment design and construction. We aim at all times to ensure both an excellent level of expertise, advice and knowledge allowing us to advise businesses on how to meet their carbon commitments through Passive House design in the built environment.
Development housing: Consistently used by the top developers in the country because of our innovative design solutions and excellent level of service. We deliver in-depth professional advice and guidance to our top clients often working with multi generational families
Warehousing: We have extensive experience in warehousing projects. Several over the years have included a mix of office accommodation, dock levellers, portal frame design (By others), Planning & Building Control approvals to pricing documentation & construction.
Healthcare: We have extensive experience in Nursing Home and Care Home accommodation, our experience allows us to advise on the nuance of home provision, planning, and construction.
Retail: We have worked with numerous clients providing services in shop-fit level, bespoke furniture work to full building replacements, See our commercial section for more detail.
All work is drafted using Autodesk Revit 3D modelling as standard, meaning you can visualise your project immediately in easy to understand images from the start. We often work with the same teams of consultants when we can, this means a well established, competitive and knowledgeable project team for you, no shopping around for new members required.
Meet the Founders
Iain Stewart: Iain is from Northern Ireland and with over 40 years background in architectural design and sustainability, Iain is one half of the creative force behind Formative Architects, and brings with him extensive experience in Low Energy Passive House design, land use optimisation, development potential, and development problem solving. Iain has worked exclusively in housing both private and public sector recently, but has extensive experience in commercial, and industrial sectors.
Leon Smith: Leon is from The Isle of Man. A seasoned architect having worked with a keen eye for aesthetics and a dedication to delivering the highest standards of craftsmanship, Leon brings your architectural dreams to life through his expertise in Passive House Design, development knowledge, boutique home design and construction knowledge. Leon has worked in a multiple of sectors in the past including in Dublin on Industrial printing facilities and office design, in Scotland on Edinburgh Airport, the Isle of Man in domestic work and Northern Ireland in warehousing, retail, healthcare and small / large private houses and large housing developments to name a few sectors.
